Are you planning to invest in a SWFL waterfront property? Consider these tips on buying a waterfront home in Southwest Florida:

Check the whole property.

Some home buyers just focus on the external appearance of the house. This may lead you with regrets later on. Ask your real estate agent to schedule a personal viewing of the property for you to see if the entire property (including the parking lot, the garden, etc.) passes your standards. Consider the views, landscaping, and the neighborhood because they come with the whole deal.

Observe if the location suites your lifestyle.

Every home buyer have particular wants and needs. If you are a health buff, you most likely prefer to reside in a waterfront community that has a fitness center. On the other hand, if you are a shopaholic, you most likely prefer a community that is near to various shopping malls. You should not only check the property but also the neighborhood and see if it can provide you of what your lifestyle requires.

Research about the location.

Waterfront properties are different than typical properties. They are prone to changing of shorelines, erosion and hurricane. Observe if the location of the house will remain on the good side of the shoreline for a long period of time.

Look for insurance policies for your waterfront property.

There are different kinds of insurance policies for waterfront properties. The typical homeowner’s insurance does not include wind, flood and general hazard policies. You have the option to avail these insurance policies or not. But of course, we suggest that you avail them for security purposes.

Be familiar with the guidelines and restrictions in the neighborhood.

Government agencies and homeowners’ associations have various guidelines and restrictions for the residents of waterfront properties. These guidelines are mostly for maintenance purposes. Some government agencies are also strict when it comes to adding features in a waterfront property. Do your research and ask around.

Hire a waterfront real estate agent.

Consult with a real estate agent who is an expert with waterfront properties. They can offer you the best options in the area. They will also help you find the property that will fit your means, preferences and considerations.
